Dubai Real Estate Growth Signals Long-Term Market Stability, Report Finds

Dubai: A new market report released on October 9 highlights the Dubai real estate sector’s remarkable performance over the past five years, indicating sustained long-term stability and growth potential for investors.

Between January and September 2025, property sales reached AED499 billion ($135 billion) — a 379.9% increase in value compared to the same period in 2021, when transactions totaled AED104 billion ($28.3 billion). Transaction volumes also surged 266%, climbing from 43,200 to 158,400 deals.

In the past year alone, total sales value rose 32.4%, while transaction volumes grew 20.6%, underscoring continued market confidence.

According to fäm Properties, the average monthly sales for the first nine months of 2025 increased to 17,600 transactions worth AED55.46 billion, up from 14,600 deals valued at AED41.89 billion during the same period in 2024. Growth was recorded across all property types — apartments, villas, commercial spaces, and plots — marking a broad-based market expansion.

Data from DXBinteract supports this upward trend, showing consistent year-on-year growth across all segments since 2021.

“Property values have grown faster than the number of deals, highlighting strong market momentum,” said Firas Al Msaddi, CEO of fäm Properties. “Rising prices are driving much of the market’s expansion — a positive sign for long-term investors.”

He added that while apartments continue to dominate sales, all asset classes have recorded significant gains, reflecting the market’s depth, resilience, and balanced growth.

Over the past five years, apartment sales have shown the sharpest value growth — up 451.7% from AED43.6 billion in 2021 to AED240.5 billion in 2025, with transaction volumes increasing 339%. Villas also saw notable gains, with total sales value rising 302% to AED162 billion and transactions climbing 144.3% to 27,600.

These results underscore Dubai’s position as one of the world’s most dynamic and stable real estate markets, driven by investor confidence, rising property values, and a strong pipeline of development activity.
